I am a San Marcos seller and I have always been told that selling a house is challenging, but trying to complete a short sale is even more challenging. It was important that my family and I could find a real estate agent who was patient, knowledgeable, reliable, aggressive, and caring, and we definitely found these traits with Amber Lindsey. I had to move out of town due to work and my brother (co-owner of the house) was moving out of state, so we needed to act fast. Our home was upside down by a significant amount; we had a strict lender on the other side, and time was not on our side. When we first consulted with Amber to discuss our short sale options, we knew that we were in a difficult bind; however, we felt very confident that we were in the right hands with Amber. During our discussion, I knew that Amber had tons of experience working short sale deals, and she was extremely caring and we knew her priority was to help us out and make a difficult situation work out.
During the short sale process, we had many hurdles with our buyers and lenders, but Amber worked diligently to ensure all items were resolved and handled appropriately. For instance, our lender delayed providing their short sale approval due to discussions they were having with our Private Mortgage Insurance Company. Amber alleviated these delays by aggressively working with our PMI Company to explain our situation, provide all required documents, and ensure the PMI Company responded quickly to these matters. Amber showed us that not only did she have the ability to bridge the communication gap between our buyer and our PMI Company, but she was aggressive enough to get the PMI Company to work with the lender to ensure this short sale deal was approved.
Another example is the issues we had with our buyers. Once our short sale request was approved and we were in escrow, our initial buyers walked away from the deal 3-4 days before close of escrow (since they had issues selling their home and coming up with the required down payment for escrow). When this occurred, we were impressed that Amber was able to find new buyers within a week and continue with the escrow process prior to our short sale approval expiring. We were able to close the deal in April 2010 and are thankful for all of the help and support we received from Amber throughout the process. If it wasn't for Amber's thorough work on a day-to-day basis, this difficult short sale would not have been approved and our family would have been forced to foreclose on our home. Amber is an outstanding realtor and if anybody is looking to buy a home or sell their home (especially a short sale), I would strongly recommend Amber as their real estate agent.

I recently had the pleasure of working with Amber Lindsey on my short sale. I was the owner/seller of a home in San Eljio. It was not an easy process particularly because it was an investment property and both loans had been refinanced. However, Amber was able to navigate the short sale with ease and I am happy to report that with Amber's help I was able to successfully close last month.
I would highly recommend Amber for anyone else considering a short sale. Amber worked closely with me every step of the way. She was always available if I had any questions and was prepared once the bank called to quickly and accurately responded to any questions the negotiator had about my situation. If I didn't have someone with Amber's experience I'm afraid the outcome would have been much worse.

Amber / IIana,
I want to personally thank you for supporting the sale of my old home. Your efforts and execution went above and beyond. I could not ask for anything more than a team that cared and fought tooth and nail to the very end.
Regarding my transition into my new space and Noeva's space, you really made it easy for all of us (especially my children). Moving forward, I have lots of work to do to bounce back emotionally and financially. I am positive that this is a temporary lull in my life. I definitely see a light at the end of the tunnel. : )

I just wanted to let you know how much Michelle and I appreciate all of your efforts over the past year or so. In helping us find a new place, working through the short sale process on it, and, of course, facilitating the short sale of our old place, you both did an outstanding job. Going through this process presented some of the most difficult decisions that Michelle and I have had to make. Your professionalism and hard work made it considerably easier, I suspect, than it otherwise could have been. Indeed, from our perspective this all went surprisingly well, even during times of uncertainty. As a single parent home buyer in late 2009, it wasn't easy finding a home that met the needs of my family. The market was full of investors offering “cash” while scaring sellers away from regular buyers like me.
After burning through two other agents, I was referred to Amber by a close friend who had heard about my Real Estate troubles. From my first conversation with Amber, she was professional and understood my needs as a buyer.
Once we had indentified a home, Amber was able to submit an offer quickly on a short sale home. We weren't in first position, but were able to secure a backup position.
